Student and Tenant Documents
This is the Cardiff student and tenant section of the site and here you will find resources specifically aimed towards Cardiff based students and tenants, allowing easy access to reference materials and documents which may prove handy prior to and even after letting a Cardiff based property.
The most commonly used tenancy agreement is the Assured Shorthold Tenancy Agreement, particularly with students or tenants who know each other these suite shared occupancies quite well and simply highlight the core liabilities of the tenant as well as the landlord.
The Application for tenancy allows Capital properties to act as an intermediary between you and the landlord, allowing Capital Properties to approach any references or guarantors. It also highlights that the deposit will be registered with the appropriate Tenancy Deposit Scheme
Some landlords may require a guarantor agreement to be signed by a parent or guardian as a security towards your letting the property. This is a standard practice, particularly with students or first time lets.
