The pressure is on: how to efficiently house hunt in your second term

CathaysLet's get straight to the point: it's time to sign up for your first student house contract, if you haven't done so already! So, have you found your perfect student pad yet? Some of you can comfortably answer yes, but the rest of you might shy away from this daunting subject. It's time to face facts, the clock is ticking, everyone around you has sorted out their new homes and you’re still yet to decide whether or not you can face another year with the same crowd. It's now your turn to do the deed and we are here to guide you, so let’s get down to the nitty-gritty and get excited to move on from halls!

The viewing

House viewings can be overwhelming, awkward and exhausting, particularly if you have more than one, so feel free to bring a camera and take lots of pictures (and notes) you’ll be able to look at afterwards! To make sure that you get your money’s worth, we have compiled our tips and tricks:

The 2 A’s:

Ask questions and keep them coming: we recommend questioning everything that concerns you, because a mere viewing won’t expose the good, the bad and the ugly. If you get the chance, question the current tenants because they will expose issues that your landlord may be unaware of, and they will share their experiences of living in the property. Ask about the insulation of the house, the cost of bills, if the property has any mould or pests, your neighbours, and the neighbourhood itself, because by asking these questions your agent can help to improve your home before you even move in. If you don’t have any questions then it’s not the end of the world, sometimes viewing a property can be an instant matter of love or hate!

Address it: If you are spooked out by the mould-spotted wallpaper, then you are more than entitled to discuss the matter, and since you don’t want your clothes smelling like damp, request treatment, your landlord will be more than happy to help. On a slightly different matter, you should also speak to your letting agent or landlord about the do’s and don’ts of the property, so that you know what you can and cannot do. For example, if you want to bring your own mattress or furniture it would be easier for both parties if you mention the topic prior to moving in day.

Trust is a two-way street

So, you’re signing for your house, and we fully understand that it’s pretty scary handing over a month’s rent in advance plus a deposit! It’s ok though, as all lettings agencies are obligated to request a deposit, and the advanced rent will actually save you from forking out the money the day that you move in – see it as a temporary savings account! At this stage it’s important to really know what you’re signing for, so read your contract. It’s vital that you trust us, but we need to trust you too, and by signing the contract you are accepting the terms and conditions.
