Landlord Information

We pride ourselves in providing an excellent service to Landlords both with our let only service as well as our property management.

Through our property management we aim to remove the hassle and stress of renting a property from the landlord. Our fees are extremely competitive and the service we offer is second to none. All the office staff endeavor to get to know a property and it's tenants very well, thus enabling us to deal promptly and efficiently with any issues that may arise. Our excellent maintenance team are on hand daily to deal with any issues swiftly and at a very reasonable cost.

Landlord Fees

Let Only: 1/2 of one months rent + VAT

Management: 1/4 of one months rent + VAT letting fee plus 10% of each months rent

Our service includes:

Let Only:

• We advertise your property on our website, on 'Right move', in 'The Property Mail', on our window displays and housing lists.
• If required we will erect a Capital Properties 'To Let' board outside the property.
• We personally carry out viewings on your property using our company car. We will either use a key and/or contact the landlord or the current tenants to arrange viewings, according to the landlord's wishes.
• We go to the greatest effort to correctly match a group of potential tenants to a property.
• We will provide you with feedback following viewings
• We fully reference or acquire guarantor agreements for all tenants
• We provide the Tenancy Agreement and collect the Bond money as well as the first month's rent.

Management:

As above, but also including:

• Inspections of your property every three months.
• 24 hour emergency contact number for the tenants.
• Full, high quality maintenance, including our own corgi registered plumber, electrician and handyman.
• Low maintenance charges and no add on charges, administration costs are part of your fee.
• Rent collection
